A beautiful modern home, the kind of listing buyers find online

So many beautiful home listings online, and no way to verify or trust any of them.

Stop chasing listings with no price, size or location. Send us the link. We'll contact the seller, verify them for you and, if they pass, get you the full listing, all for free.

Free. No account needed.

Nestadia is a US platform that lets diaspora buyers purchase homes abroad with independent title verification and US escrow.

How it works

Independent professionals, each with one job, all in one place. None of them guarantees the home. Each proves its part.

1
Nestadia verifies the seller

If they pass, we bring them onto Nestadia and your purchase can begin.

2
Your law firm and a civil engineer check the home

You choose the firm from our vetted panel, and it acts for you, from title checks to registration. A licensed civil engineer inspects the site.

3
Nestadia's Match Engine cross-checks it all

Our proprietary engine matches the law firm's report and the engineer's report against the listing, field by field. Any mismatch puts the purchase on hold until it's resolved.

4
A US-licensed escrow company holds your money

The seller is paid in stages, only as each check is signed off. The last payment waits for the title in your name.

Six things to prove before you send a dollar

For any home, on Nestadia or not. On Nestadia, they're proven for you, or the purchase stops.

1
The seller owns it

A recent official land registry search shows the title in their name for this exact plot.

2
Nobody else has a claim

No mortgage, lien or caveat on it.

3
No court case touches it

Court searches show nothing pending.

4
The seller can legally sell

Including company, family and spousal consents where the law requires them.

5
The home is where the papers say

Someone independent stands on the site and matches it to the plot.

6
Your money can't reach the seller early

A third party holds it until the checks are done.

No proof, no wire

Legitimate sellers have nothing to fear from an independent check. If a seller won't go through one, ask yourself why.

Your money moves only on proof

1
You only send the purchase price after the title passes

And after you've signed. Until then, nothing but the checking fee.

2
It's held by a US-licensed escrow company

Never by Nestadia, never by the seller. Paid out in stages, the last after registration.

3
If the title doesn't pass, you owe nothing more

Your checking fee is credited to your account for another home.

Nestadia isn't a broker or agent and doesn't represent the buyer or the seller. Buying is open to US residents. We currently work with homes sold by property developers, not land or private sellers. Verification begins once the seller passes our verification and signs with Nestadia.
