Found land for sale in Ghana? Check it before you pay.

Almost every land loss in Ghana comes from paying someone who couldn't legally sell the plot. Here's what to confirm before any money leaves your US account.

The short answer

Before paying for land in Ghana, have your own Ghana-licensed lawyer get an official Lands Commission search, dated within 30 days, showing the seller as the registered owner of the exact plot with nothing recorded against it. On family or stool land, confirm every consent the law requires. If you are not a Ghanaian citizen, you can hold land only as a lease of up to 50 years at a time, renewable. Pay through a channel that holds your money until the checks pass, then register without delay.

Nestadia doesn't sell land in Ghana

At launch, Nestadia focuses on homes and apartments from registered developers, because that's where we can verify every step. Bare land needs different checks, and we won't offer it until we can stand behind them. Use the checks below for any plot you're considering.

Six things to prove before you send a dollar

These apply to any plot in Ghana, wherever you found it. If one can't be answered, treat it as failed until it can.

  1. The seller is on the Lands Commission record

An official search, dated within 30 days, shows the seller as registered owner or allottee of the exact parcel offered.

  2. Nothing is recorded against it

No mortgage, charge, lien, caveat or pending instrument on the parcel, and a clear Collateral Registry search.

  3. No court case touches it

Court searches show no pending case over the land or the seller's right to sell it.

  4. The seller has authority to sell

For family, stool or customary land: every consent the law requires. For a married individual seller: the spouse's written consent.

  5. The plot is where the papers say

Your lawyer's site visit confirms the plot matches the search, and a surveyor confirms the boundaries.

  6. Your money can't reach the seller early

Never cash, mobile money or a personal account. Funds are held until checks pass, then the deed is registered promptly.

Red flags on Ghana land listings

  • A seller who discourages a Lands Commission search
  • Pressure to pay a deposit before the search is back
  • A site plan, indenture or allocation letter you can't match to the official record
  • Family land sold by one member without the others' documented consent
  • Payment requested in cash, by mobile money or to a personal account
  • Talk of "land guards" or people you'll need to pay to start building
  • Urgency: "another buyer is paying tomorrow"

Frequently asked questions

Can a foreigner buy land in Ghana?

Yes, as a leaseholder. A non-citizen can't hold freehold in Ghana, and a deed that tries to grant it is void. The longest lease a non-citizen can hold is 50 years at a time, renewable. Ghanaian citizens, including dual citizens, can generally hold leases of up to 99 years.

How do I check if land for sale in Ghana is genuine?

Have your own Ghana-licensed lawyer run an official Lands Commission search on the exact plot before you pay anything, confirm the seller's authority to sell, and visit the land to match it to the record.

What is a double sale?

The same plot sold to more than one buyer, exploiting the gap between payment and registration. The defence is a Lands Commission search before paying, and registering promptly after.

What does it cost on top of the land price?

Stamp duty on the value the Lands Commission assesses (currently about 0.25% to 1%), Lands Commission registration charges, and legal fees, which carry 20% in taxes. Ask whether a legal quote includes them.

Does Nestadia sell land in Ghana?

No. At launch Nestadia offers homes and apartments from registered developers. You can ask to be notified when verified land is available in your area.
