No single party ever verifies your property alone.

In cross-border real estate, relying on a single title verification is never enough. For a one-time verification fee, every property is freshly verified for you through our proprietary 3-tier process — before any of your purchase money moves.

TIER 01

Legal title check: an independent law firm you choose searches the government land registry.

TIER 02

On-site inspection: a licensed civil engineer inspects the property on the ground.

TIER 03

The proprietary match: both reports are compared, field by field, against the seller's documents. Any conflict stops the process.

Your verification fee is protected

If verification fails, you lose nothing. Your full fee becomes a Nestadia credit that never expires, usable for any other property verification.

Where your money sits

You will never send money into the dark.

Your purchase money goes to a licensed escrow company in the United States. Your legal fees go to your own lawyer's regulated client account. Those are the only two places you ever pay.

  • We never hold your money. Not one dollar passes through us.
  • Nobody is paid on a promise. Every payment is released against independent proof.
  • The last payment waits until the property is in your name.

And we will never email you payment details.

So we verify at the moment you decide to buy: the title, the seller and the property on the ground — fresh, and for you.

Your safety net

If something goes wrong, you're covered.

If your bank's wire arrives short

International wires sometimes lose a bank handling charge on the way. That is never treated as a missed payment: we tell you the exact difference and your deadline pauses until you send it.

If the seller pulls out before you fund

You choose a full cash refund or a credit. Recovering it from the seller is our problem, never yours.

If something goes wrong after you fund

Your money stays in escrow and nobody can take it — including us. If the seller stops performing and won't co-operate, the escrow company returns your money to you automatically after 60 days, unless a legal proceeding has been started. You never have to sue anyone abroad to get your own money back.
