Common questions

Can I buy a home in Mexico from the US without flying out?

Yes. Nestadia coordinates the process from the US — vetted listings, verified agents, milestone escrow, and legal due diligence. The final deed is signed before a Mexican notary public, which can often be done through a power of attorney.

Do I need a fideicomiso (bank trust)?

Foreign buyers purchasing near the coast or borders usually hold property through a bank trust called a fideicomiso. Mexican citizens, including dual nationals, generally don't need one. Your lawyer confirms what applies to you.

What does the notary public do in Mexico?

In Mexico the notario público is a senior legal officer who checks the title, calculates taxes, prepares the deed and registers the sale. It is a much bigger role than a US notary.

Is my money safe when buying property in Mexico from abroad?

Funds are held in milestone escrow and only released as verified stages complete. You never wire money directly to a seller or agent.
