The Nestadia Verification Promise
In cross-border real estate, relying on a single title verification is never enough. For a one-time verification fee, every property is freshly verified for you through our proprietary 3-tier process — before any of your purchase money moves.

A note from our founder
As a Lebanese American, I know the profound longing to own property back home—a feeling shared by the global diaspora, along with the uncertainty that comes with buying from afar.
While technology has bridged countless distances for expats worldwide, international real estate has remained fragmented. We founded Nestadia to change that.
We are ensuring that buying a home overseas is as seamless from 6,000 miles away as it is standing on the very soil.

Nestadia is a cross-border property transaction platform for US-based diaspora buyers. It coordinates independent property verification, legal due diligence, licensed US escrow, digital documents, and milestone-based payment releases.
Nestadia is designed for people living in the United States who want to buy residential property in another country without relying on an unverified seller, developer, agent, or relative to manage the transaction.
A local law firm verifies the property's title, ownership, encumbrances, and legal documents. A licensed engineer independently inspects the physical property. Nestadia reconciles both findings, and the government registry must confirm the transfer before final payment is released.
No. Nestadia never takes custody of the purchase funds. The money is held by a licensed US escrow agent and released only after independently verified transaction milestones are completed.
Yes. Identity checks, document review, signing, escrow funding, and milestone tracking are completed online. Independent professionals conduct the required legal, registry, and physical checks locally.
Nestadia settles in USD at launch, with deals routed through partner escrow firms operating across multiple cross-border corridors.
Funds are held by licensed US escrow agents — not by Nestadia — and released against verified milestone completion, with full visibility for every party.
Documents live in an encrypted vault with per-deal access controls, version history, and tamper-evident audit logs. E-signatures are cryptographically bound to the signer's verified identity.
Buyer identity and source-of-funds checks run through automated providers, with regulated AML, sanctions, and PEP screening performed by a third-party verification provider. Property verification is never a single badge: a Nestadia-vetted legal firm verifies the paper, a licensed engineer we send verifies the ground, our system matches the two against the listing field by field, and the government land registry must agree before final payment moves. See the verification promise above for the full process.
Two independent reports are produced for your property: your Nestadia-vetted legal firm's report (title, seller authority, permits) and our civil engineer's on-site report (GPS location, timestamped media). The system matches them field by field — parcel ID, GPS coordinates, unit identity. A match lets the purchase proceed; a mismatch stops the deal before your funds move.

Nothing until you choose a property. Browsing listings and choosing a Nestadia-vetted legal firm are free. From there, you pay in three stages — and every amount is itemised and receipted on the platform before you send it.
Free — browse and choose a Nestadia-vetted legal firm. No charge to search listings, review verification status, or choose a Nestadia-vetted legal firm.
Payment 1 — Reserve & Verify Fee. Paid directly to your Nestadia-vetted legal firm, not to Nestadia. It reserves the property exclusively to you for 30 days and pays for the full verification: title, seller authority, permits, and the site inspection. If verification doesn't pass, the deal stops and the full amount becomes a credit on your account that never expires and can be used for any other property verification.
Payment 2 — Purchase agreement. Paid to your Nestadia-vetted legal firm, and only after verification passes clean. Covers drafting your Sale and Purchase Agreement on the verified title, up to three rounds of negotiation, and execution. Refunded in full if the seller fails to sign.
Payment 3 — Funding. One wire to the licensed US escrow agent covering the purchase price, Nestadia's platform fee, and the escrow agent's fee. A separate payment to your Nestadia-vetted legal firm covers registration work, stamp duty, and Lands Commission fees — collected as an estimate and trued up against receipts, with anything unspent returned.
Nestadia's fee is success-based. We charge a flat 1.5% of the purchase price, and it is returned to you if the purchase does not complete. We take no markup on the property price.
We pay for the site inspection. The independent civil engineer is engaged and paid by Nestadia, not billed to you.
Everything above the property price — legal fees, escrow, stamp duty, and registration — typically totals around 5% of the purchase price on a completed Ghana transaction. Your exact figures are shown on the platform before each payment.
Because funds sit in escrow with a licensed US provider and release only against verified milestones, anything not yet released stays protected. If a milestone isn't met or a deal is cancelled under the agreed terms, unreleased funds are returned to you per the escrow agreement.
Your funds are held by licensed, regulated US escrow agents — Nestadia never takes custody of your money. Nestadia operates as the coordination and trust layer that issues and countersigns milestone-based release instructions; the regulated provider holds and moves the funds.
Yes. Identity verification, document signing, escrow funding, and milestone tracking all happen online. Our civil engineer visits the property on the ground, so you don't have to, and vetted local counsel handles registry work in-country — you stay in the US throughout.
