Buying Property in Ghana From the U.S.? Know What to Verify Before You Send Money.

Forged documents, sellers without authority, deposits that vanish. The protection isn’t suspicion — it’s independent verification, and money the seller can’t touch until each step is proven.

  • Documents and seller identity verified against the official records
  • Independent site inspection confirms the property exists as described
  • Deposit sits in U.S.-licensed escrow rather than wired straight to a seller
Free, no obligation Independent of any seller or agent Built for U.S.-based buyers

Step 1 of 2 · Free 47-point checklist

Nestadia has created a free 47-point checklist to help Ghanaian diaspora buyers understand what should be independently verified before committing their money.

When Nestadia launches: You will browse, find, verify, and purchase property back home without relying on blind trust, fragmented paperwork, or expensive trips.

People who lose money on a Ghana property deal usually aren't careless. They simply had no independent way to check what they were being told — from six thousand miles away.

Fake documents, sellers without authority, plots sold twice, deposits that vanish once they're wired: the patterns repeat. The protection isn't suspicion, it's verification — and holding your money somewhere the seller can't reach until each step is proven.

You may already be asking yourself

  • ?How do I know these documents aren't forged?
  • ?How do I know the seller is who they say they are?
  • ?How do I know this property hasn't already been sold to someone else?
  • ?What if I wire the deposit and never hear from them again?
  • ?Am I trusting a relative or agent with more than I should?
  • ?Who is protecting my money while all of this is being checked?

If you’ve asked yourself any of these questions, you’re exactly the kind of buyer we’re building Nestadia for.

What independent verification actually checks.

Nestadia is designed around independent verification — not simply taking someone’s word for it.

Legal due diligence

A qualified Ghanaian property lawyer reviews the legal side of the transaction and identifies issues that need to be addressed before you proceed.

Physical verification

An independent professional can physically inspect the property and help confirm that what you're buying matches what you've been shown.

Protected funds

Your money sits in independent U.S.-licensed escrow and is released only at agreed transaction milestones — not simply because someone says everything is fine.

Registration confirmation

The final stage of the transaction is tied to confirmation of the required registration rather than relying solely on someone's assurance that it is done.

How we protect your money (43s)

Why we’re asking

We aren’t trying to convince you to buy a property. We’re trying to understand what real buyers are actually experiencing.

Nestadia is being built around one fundamental problem: distance should not force you to rely on blind trust when buying property. The more we understand what you’re trying to buy — and what you’re worried about — the better we can build the verification and closing infrastructure you actually need.

What happens after you submit

  1. 01

You tell us about the property

Give us the basics. You don't need to make a commitment.

  2. 02

    We understand your situation

We'll learn what you're trying to buy, where you are in the process and what concerns you most.

  3. 03

    You get priority access

We'll keep you informed as Nestadia's Ghana transaction services become available.

You shouldn’t have to fly to Ghana just to know whether you can trust the deal.

You should be able to make an informed decision from where you are. That’s why we’re building Nestadia.

Find it. Verify it. Protect the transaction. Close with confidence.

Already sent money and something feels wrong?

We can't recover funds, and anyone who tells you they can should be treated with caution. Report it to the Ghana Police Service Criminal Investigations Department. Contact a Ghanaian lawyer directly — not one recommended by the person you paid. If the money moved through a US bank or wire service, notify them immediately; speed matters more than anything else at this stage.
