Here's how it works, from browsing to holding your keys:

Step 1: Explore Verified Listings

Every development on Nestadia carries a Verified Developer badge, checked directly against Ghana's Developers Association register — never just a document the developer uploaded. If a property hasn't yet cleared independent title and permit verification, we say so clearly and label its details as developer submitted. We only call something "verified" once we've actually verified it.

Browse completed and off-plan units, view real photos and floor plans, and shortlist the ones that fit your budget and timeline. This stage is completely free, with no commitment.

Step 2: Get Cleared to Buy

Found a property you love? The next step is starting due diligence.

Before anything is reserved or verified, we run a standard eligibility check: identity verification, anti-money-laundering and sanctions screening, and confirmation of your source of funds. This same check also confirms the maximum leasehold term Ghanaian law allows for someone with your citizenship.

This step is free and usually takes just a few business days.

Step 3: Choose Your Legal Team and Your Escrow Company

This is where Nestadia works differently from a typical developer sale — and it's the core of how we keep your money safe.

  1. Pick your lawyer. Choose an independent, Ghana-licensed law firm from our vetted panel of two firms. You decide — not the developer, not Nestadia. This firm works for you and only you, and choosing one is free. You'll also see the full fee schedule you'll pay directly to the law firm before you commit.
  2. Pick your escrow company. Choose one of two independent, US-licensed escrow companies to hold your funds. Your purchase price never touches Nestadia, and it never touches the seller, until a milestone has been independently confirmed.

Once made, both choices — along with the fee schedule and service levels shown to you beforehand — lock in for the life of your transaction.

Step 4: Reserve & Verify

Once your lawyer accepts your case, you'll pay a Reserve & Verify fee — the only payment due before verification is complete. This fee does two things:

  • It locks the property exclusively for you for a defined window, so it can't be sold to anyone else while your deal is underway.
  • It funds two independent inspections that run in parallel:
    • Your law firm conducts full legal due diligence — a title search at Ghana's Lands Commission, encumbrance and litigation checks, permit verification, and its own on-site legal inspection.
    • An independent, licensed civil engineer — engaged and paid by Nestadia at no extra cost to you — physically visits the property, confirming it exists exactly where and as described, with GPS-tagged, timestamped documentation.

Nestadia then reconciles both reports against each other and against the original listing, field by field. Two independent professionals must agree before anything moves forward. One alone is never enough.

If verification turns up a problem, you owe nothing more. Your Reserve & Verify payment is credited in full to your Nestadia account, to use toward another property, any time, with no expiration.

Step 5: Sign Your Sale & Purchase Agreement

Only after your property passes verification does your lawyer draft your Sale & Purchase Agreement — written from scratch on the verified title, never a template pulled from the developer. You can negotiate terms with the seller through the platform before signing, and your lawyer's advice to you stays private throughout.

Nothing is signed, and no purchase funds move, until this point.

Step 6: Fund Your Purchase

With your agreement signed, you fund the transaction across two channels, so every dollar has exactly one visible home:

  • Your chosen US escrow company receives the full purchase price plus the Nestadia platform fee — and nothing else.
  • Your law firm's regulated client account receives its remaining fees and Ghana's statutory costs (stamp duty and Lands Commission registration charges), receipted every step of the way.

No seller receives a cedi at this stage. Funds simply move from "not yet committed" to "held, waiting on proof."

Step 7: Your Money Releases as Milestones Are Proven — Not on a Promise

This is the heart of Nestadia: your escrow company releases funds only in stages, only against independent proof, and never on a single party's say-so. The release percentages below are Nestadia's standard recommendation — you're free to negotiate different terms with the seller directly in your Sale & Purchase Agreement.

Every off-plan construction milestone is confirmed on-site by our independent engineer before your lawyer can even begin the certification that releases funds. At the two biggest moments — handover and final registration — release also waits on your written approval, not just the professionals'. The percentages shown are Nestadia's standard defaults; some developments may negotiate different weightings, and you'll be told before you reserve.

Step 8: Registration & Handover

Before your final and largest payment releases, your lawyer confirms that what the Lands Commission actually registered matches exactly what they certified — parcel, term of years, everything — and Nestadia documents and coordinates that confirmation across every party in the transaction. Only once the registry itself agrees does the retention tranche release to the seller and your lawyer's final fee release. Then you receive:

  • The keys to your new home
  • Your registered title documents
  • A formal handover briefing

Step 9: After You Own

Nestadia's role doesn't end at handover. Every document, inspection report, and signed certification from your transaction stays accessible in your account permanently. Looking ahead, Nestadia will also help support your property management needs.

Sending Dollars to Ghana: FX, Wires, and What It Really Costs

Almost every US-based buyer hits the same three questions before funding: who converts the money, at what rate, and where does the paper trail live. Prices for new developments in Accra are usually quoted in US dollars, while statutory costs — stamp duty, Lands Commission registration fees, and local legal fees — are payable in Ghana cedis. That split matters, because the cedi has been one of Africa's more volatile currencies, and a purchase priced in dollars but closed with cedi-denominated fees leaves you exposed on the smaller half of the transaction.

  • Fund escrow in USD, from a US bank. Your purchase price sits with a licensed US escrow company in dollars. You never wire the seller directly, and you never send money to a personal account in Ghana.
  • Expect your bank to ask questions. Large outbound transfers trigger source-of-funds review. Keep the sale and purchase agreement, escrow instructions, and title search report together — that package answers almost every question a compliance officer will raise.
  • Budget for the spread, not just the fee. The advertised transfer fee is rarely the real cost. Compare the rate you're offered against the mid-market rate on the day, and convert cedi-side costs close to when they're actually due.
  • Never let anyone rush the rate. "The rate is moving, send today" is one of the oldest pressure tactics in cross-border property. Milestone-gated release removes the urgency entirely.

US Taxes on Ghana Property: What Changes Once You Own

Owning property in Ghana does not take you outside the US tax system. If you're a US citizen or green card holder, the IRS taxes your worldwide income, which means Ghana rental income belongs on your US return even if it never leaves Ghana and even if you already paid tax on it locally. The good news is that the US and Ghana both tax the same income, so relief is usually available — but only if you file for it.

  • Rental income. Reported on Schedule E in USD, with depreciation on foreign residential property taken over 30 years rather than 27.5.
  • Foreign tax credit. Ghanaian income tax paid on the same rental income is generally creditable on Form 1116, which prevents double taxation.
  • FBAR and FATCA. Property itself isn't reportable, but a Ghanaian bank account holding rent or deposits can be. FinCEN 114 applies once aggregate foreign accounts pass $10,000 at any point in the year; Form 8938 has its own, higher thresholds.
  • Selling later. A sale is a US capital gain event, calculated in USD, so exchange-rate movement between purchase and sale affects your gain even if the cedi price barely changed.
  • Holding through a company. Buying through a Ghanaian entity can trigger Form 5471 and other information returns with substantial penalties. Decide the structure before you sign, not after.
